2026 cost guide
How much does a house survey cost?
A sensible planning range is roughly £300 to £1,500+, depending on the survey level and the property.
Typical starting ranges
| Survey | Planning range | Often suited to |
|---|---|---|
| RICS Level 1 | £300–£500 | Conventional homes in good condition |
| RICS Level 2 | £400–£900 | Most standard houses and flats |
| RICS Level 3 | £600–£1,500+ | Older, altered or unusual buildings |
What changes the fee?
Surveyors normally consider the property’s size, value, age, construction, location, condition and the depth of reporting required. A low headline price is not automatically good value: check exactly what the inspection and report include.
Before accepting a quote
- Confirm the survey level and whether a market valuation is included.
- Ask when the inspection and report will be completed.
- Check the surveyor’s experience with your property type.
- Compare the scope, not only the price.
