How our estimator works
The calculator is a planning aid, not a quotation engine. Every adjustment is deliberately broad and explainable.
Starting ranges
We use rounded market ranges for the three RICS Home Survey levels: £300–£500 for Level 1, £400–£900 for Level 2 and £600–£1,500 for Level 3. These are reviewed against current professional guidance and published UK provider pricing.
Adjustments
The starting range is adjusted for property type, region, age and purchase price. These are proxies for the time, risk and complexity a surveyor may face. Adjustments are intentionally capped so the tool does not imply false precision.
What it cannot know
Extensions, access, listed status, unusual construction, visible defects, travel, local demand and the individual surveyor’s scope can all change a quote. Always obtain written quotations from qualified surveyors.
Review cycle
We review the method at least annually and when authoritative guidance or market evidence changes materially. Last reviewed: 8 September 2026.
